Sellers are always looking for more ways (more EFFECTIVE ways, really) to get buyers into their home for a showing. We all know the buyer needs to go look at a listing or attend an open house to increase the likelihood they will purchase. So how do you attract those buyers? Beyond the usual tips of decluttering, making repairs, and staging, these are some ways you as the seller can go the extra mile with buyers…
1. Share on Social Media
Sharing your home for sale on social media (especially Facebook!) is an absolute must in today’s world. In fact, 30% of our entire website traffic the past month (the largest portion), was from social media. This was largely due to featuring 2 homes for sale (see them here) on Facebook and it resulted in enormous visibility on our listed properties.
Without a doubt, sharing the link to your listing gets more eyes on it. We encourage all of our home sellers to use our link on their own social media profiles! Data even shows that 65% of those who use the internet to search homes for sale end up going to view that home. With numbers like these you can’t deny social media and the internet has an impact on home selling.
2. CURB APPEAL. CURB APPEAL. CURB APPEAL.
We really do preach the importance of curb appeal a lot, but we wouldn’t if we didn’t feel it was THAT important. Want to know how to reduce the “drive-bys” (aka a potential buyer drives by your home, but then never schedules a showing)? Make the front of your home, lawn, walkway, porch, landscape, etc.. STAND OUT! Get curb appeal tips here.
3. Have less showing restrictions
It may sound obvious, but track with us. People need to be able to get in your house to want to buy it. For a short season of your life, you and your family may be on the go a little more than normal. If you have kids and/or pets we have great tips on how to handle home showings here.
4. Use professional pictures
About 42% of home buyers begin their home search online. What are they looking for? PICTURES. Taking it a step further, out of the internet home searchers, 87% found pictures on listings really useful. So what does this all mean for you as the home seller? Quality pictures are a must. Your agent should be taking high quality and professional pictures of your home. This is the first impression buyers will get of your home. You want to give them every reason possible to come tour your home. How do you ensure you get professional pictures? Cue step 5…
5. Use a top real estate agent
The most important step of all to getting more buyers into your home is hiring a top real estate agent. A top real estate agent will know how to properly prepare your home to sell and execute effective marketing techniques to get your home in front of as many buyers as possible. How do they do this? Taking high quality photos, listing important details about the home on the MLS, promoting on social media, hosting open houses, and more. Ask your agent what their marketing plan is for selling your home and how they plan on getting you top value.
